What are you scouting for? A house or Condominium. Specifically for first time consumers, this can be a hard question because each choice has its advantages and disadvantages. In this statement we have looked at both condominium and home owners to give you and a feel what is best for you. Although the illustrations we put together are based on an average, we hope they will help you decide on the option best for you. This first report looks at a apartment buyer.
Hari needs a apartment.
His lifestyle is active and he is a professional who at the time leases an apartment. Hari has a mix of buddies, some who lease apartments, some who have partners and some who own homes. Now most of his buddies are moving on, his home is feeling cramped and boring. What Hari is looking for is the opportunity to have more room, decorate, purchase new furniture for something that is his own. Cutting back on commuting for routine trips such as shopping, going out, visiting is crucial to Hari as he works extended hours. Hari isn't looking for lots of scope that depends upon money and upkeep as he has no distractions that need it. In the room department, Hari only really wants closet space and a nice big wall for his flat-screen TV. He likes clean lines and new fitments. Caring for an outdoor area is not something he desires to do. A low upkeep, all included condo with a maintenance worker to call on is another condition. Hari fine to keep to himself so he doesn't want lots of neighbors dropping round. He’s friendly and doesn’t mind some noise now and then – it’s part of living. But he draws the line at personal protection – that’s why he really likes knowing that the apartment building he’s thinking about is patrolled and monitored 24 hours a day. A pool and gym would be an added godsend especially if they are combined in the cost as Hari likes to keep healthy. It will also save on gym fees. Looking to the tomorrow, a parking space would increase investment profit to the property. This is unlikely to be his last move, so resale is crucial. We can't glimpse into the tomorrow. For someone in this situation now, the benefits of apartment life make sense.
A maximum of 30% of your net monthly cash flow should be allocated to condo fees, taxes, mortgage and insurance. Find our whether building repairs are covered in your fees or whether you have to make additional or one off payments. The Homeowners Association (HOA) or a real estate lawyer can proof read into your contract for you. Dishing out extra for amenities that you will never take advantage of is a waste of money. Check what is made available in your deal. You may not have a pet but if this is an concern check to find out if your building permits them.
