My neighbor mentioned that they received a deed violation from our HOA due to their new fence. Is the fence ugly? Is it too tall? NOPE. It's identical to the one that had been knocked down by hurricane Ike last September. The reason they were sent a letter was because they didn't get written permission to put the fence back up. HUH? So I was curious and I just read the deed restrictions for our neighborhood home owners association. I was really shocked by a few items listed.
1. Animal Husbandry: No animals, livestock or poultry of any kind shall be raised, bred, or kept on any Lot, except that dogs, cats or other common household pets may be kept, provided that they are not kept, bred or maintained for commercial purposes. No more than two (2) of each species of pet will be permitted on each Lot. (SO IF I WANTED 3 CATS I WOULD BE IN VIOLATION OF THE RULES?) If common household pets are kept, they must be confined to a fenced backyard (such fence shall encompass the entire backyard) or within the house. When away from the Lot, pet must be on a leash at all tiems. It is the pet owner's responsiliby to keep the pet clean and free of pet debris and odors. (DUH! YOU THINK PEOPLE WOULD ASK THOSE IDIOTS TO BATHE THEIR DOG?)
2. Disposal Units. Each kitchen in each residence shall be equipped with a garbage disposal unit in a serviceable condition. (WHAT THE HECK FOR?)
3. Temporary Structures. No structure of a temporary character, whether trailer, basement, tent, shack, barn, garage, or other outbuilding shall be maintained or used on any Lot at any time as a residence (DANG IT! WHAT AM I SUPPOSED TO DO WITH MY MOM NOW? I WAS GONNA MOVE HER INTO A TENT IN THE BACKYARD!), or for any other purpose, with the exception of lawn storage or children's playhouses provided such lawn storage and children's playhouses have the consent of the Architectural Control Committee. (I HAVE TO HAVE PERMISSION TO BUY A PLASTIC PLAYHOUSE FOR MY CHILD? HMMM...WOULD THIS QUALIFY AS A PERMANENT STRUCTURE?)
4. Decorations. On front lawns of Lots and on any portion of a Lot visable from any Street, there shall be no decorative appurtenances, such as sculptures, birdbaths and birdhouses, fountains or other decorative embellishments unless such specific items have been approved in writing by the Architectural Control Committee. (HMMM...THERE GOES MY DREAM OF PUTTING A FOUNTAIN IN THE FRONT YARD WITH THE NEKKID BOY PEEING.)
5. Playground Equipment. All playground equipment of a Lot must receive prior written approval of the Architectural Contol Committee and must be placed at the rear of the Lot and must be placed behind a fence if the Lot is fenced. (I WONDER WHAT THE ARCHITECTURAL CONTROL COMMITTEE WOULD SAY ABOUT THIS SWING SET)

I think there is a rule about no more than 3 pets here as well. From what I understand, that isn't on the law book, but there was some crazy dog lady who had 17 dogs in a little trailer, so they started strongly encouraging people to limit their pets. We have three dogs, and a cat, and are getting another cat. BUT we keep them in the house (ok, the dogs are outside right now, but they are in the house 80% of the time or more). The mayor has been to our house (he's on the fire dept with my husband), and never said anything about it, even when we had 2 cats and three dogs before, so I'm pretty sure we're ok.

I have to start by apologizing for laughing at your dilemma but you make it so darned funny I can't help myself.
This is the exact reason why i won't live in a community with a HOA, why should I have to pay extra money to someone to tell me what I can and can't do with the property I am buying let alone give them permission to be snoops and busybodies?

Some HOAs are out of control. If you are purchasing a home or condo which is part of a HOA in CT, the seller has to provide a copy of the by-laws prior to the closing and if you don't agree with any of them you can get out of the contract without any penalties.
