Tips for home sellers

Every home seller should be familiar with few simple rules, when trying to make the best deal possible.  Toronto real estate agent (that's me :)) has these five rules:

First rule: You know your property, let the others know it as well!
Think about your property: What's the bigegst advantage? And what are the small little things, you began to love while living there and you are shure the new owner would love them as well? Some things are visible to your realtor at first sight, but some things remain hidden, unless you make a list and provide it to your realtor!

Second rule: Repairs are inevitable!
Don't try to hide problems and don't wait for new owner to fix it, it's not worth it. Start with major problems, but do not neglect the minor ones. Your expenses will be covered by higher bid and maybe even more!

Third rule: What about paint?
If your house daoes have some extraordinary colour, change it. And don't forget to repaint it also when your previous colour changed into "neutral old grey" Fancy wallpapers in fantastic colours are not the best thing to have on your walls as well. You don't want to freak out your buyers, do you?!

Fourth rule: Make some landscaping...
Your front yard is the first clocely seen part of your property. It can make potential buyer just pass by in his car and look for next property. If you don't dare, hire landscaping professionals.

Fifth rule: CLEAN IT!
Yes, not only cleaning is recquired, but DEEP cleaning is necessary. First of all, get rid of any old stuff taking place on your house. Then take a few days off and fight you biggest battle with dirt ever. Or hire professionals again, if your work needs you...
